Clear. Independent. No surprises.
Step 1: Feasibility Assessment
Know before you commit
Most compliant prefab second home projects in South-East Queensland cost at least $200,000 once approvals, site works and services are included. The Feasibility Assessment ensures that this commitment is made with full visibility of planning constraints, realistic costs and installation sequencing.
The Feasibility Assessment gives you an independent, comprehensive report that includes:
- Written report with go/no go recommendation and clear next steps text
- Review of the relevant planning scheme, overlays, site constraints and council requirements
- Assessment of your budget against realistic total costs
- Site visit (within 50km of postcode 4300, additional fee for over 50km)
Timeframe: Approximately 2 weeks
Fee: $2,250
If you proceed to Complete Coordination, $1,000 of this fee is credited to that service.
Starting here protects you before you are financially exposed.
Step 2: Complete Coordination
Independent oversight from start to finish
If your Feasibility Assessment is a 'go', you can engage us to coordinate the project through to occupancy.
Most homeowners underestimate the complexity of the process of adding a prefab second home to their property. Contract scrutiny. Compliance requirements. Multiple professionals. Staged approvals. Timing dependencies.
And with complexity comes increased risk of costly pitfalls. A single compliance error or supplier misstep typically costs $5,000 to $25,000 to resolve - if it can be resolved at all.
We manage the scrutiny, liaison and problem-solving, so you are not carrying the full responsibility on your own.
You retain control. We provide advice, oversight and coordination.
What's included:
- Independent review of contracts, drawings and inclusions before you sign
- Unbiased comparison of suppiers - no commissions, no referral payments
- Coordination of approvals, consultants and certifications
- Communication with suppliers, consultants and certifiers on your behalf
- Documentation management and compliance oversight
- Structured problem-solving if issues arise
Timeframe: From when you get the go ahead in your Feasibility Assessment to occupancy.
Fee: Based on project complexity. Scoped and quoted following your Feasibility Assessment.
This service is only available after completing a Feasibility Assessment.
Proper sequencing protects you.
